Building Codes

New Building Code Editions in Effect as of January 1, 2026

The Georgia Department of Community Affairs (DCA) Board, upon recommendation of the State Codes Advisory Committee (SCAC), voted to adopt the following codes with an effective date of January 1, 2026:

• 2026 Georgia Amendments to the 2023 National Electrical Code
• 2024 International Residential Code with Georgia Amendments
• 2024 International Building Code with Georgia Amendments
• 2024 International Fuel Gas Code with Georgia Amendments
• 2024 International Fire Code as adopted by the Safety Fire Commissioner
• 2024 International Mechanical Code with Georgia Amendments
• 2024 International Plumbing Code with Georgia Amendments
• 2024 International Swimming Pool and Spa Code with Georgia Amendments

These new mandatory state codes, along with the corresponding Georgia Amendments to the Georgia State Minimum Standard Codes for Construction, were adopted under the authority granted to the Board of Community Affairs by O.C.G.A. § 8-2-23.

The Johns Creek Building Division administers and enforces the mandatory Georgia State Minimum Building Codes for construction, as adopted and amended by Georgia’s Department of Community Affairs.

The City also enforces Chapter 105 – Buildings and Building Regulations and other municipal codes and applicable State and Fulton County regulations.
